Shrewsbury Real Estate Market Update September 2018

Real Estate Market Update for Shrewsbury Massachusetts | September 2018

Hi, I’m Maribeth Lynch from Thrive Real Estate Specialists, and this is your Shrewsbury market report through the end of September 2018.

As mentioned in prior reports, the Shrewsbury real estate market is strong!

Year to date, the total market volume is up 9% over the prior year. This is made up of home prices up 5.4% and unit volume up 3%.

We’ve seen an uptick in days on market for sold homes to 48 compared to only 36 last month. But not that much different from 46 last September.

There has been an increase in inventory. As of October 1 there were 114 units available in Shrewsbury which is more than last month’s 98 units. This is also a jump over last year at the same time which was 95 units. We’ll keep an eye on this increase, because up until this month, inventory had been mapping to the prior years cycle.

We already discussed days on market for houses that sold, but let’s take a look at days on market for properties that are still on the market. As it has been through most of this year, the days on market have been running much lower than the prior year. October 1 was 61 days on market vs. 75 last month and 105 one year ago.
As you would expect, many lower priced homes have not been on the market as long as the average, while homes above $700,000 have more than average days on market. And some higher price ranges (above $800k) are even showing less days on market than in the prior year.
So surprisingly, we are seeing shorter cycles which is good news for sellers, and more inventory which is good news for buyers. This means a healthy market.

As we’ve mentioned previously, homes in Shrewsbury sell over a wide price range. At the low end, we saw a residence sell for $145k in September; and at the high end, a home sold for $1,190,000. So hopefully most of you will be able to find homes in your price range!

In summary,
Shrewsbury continues to have a healthy real estate market.
Inventory is high enough to offer a reasonable selection, and desirable homes are still moving fast.
And prices and unit sales are up over the prior year.

Reinvigorate Yourself and Your Home This Fall

Most people think of springtime as a season for renewal, but I find that every season brings its share of unique ways to refresh myself and my home. And although my kids are grown, the start to the school year each September feels like a shift … sometimes bringing immediate relief from relentless heat, other times melting into the beautiful days of Indian Summer. As the leaves change to the fiery, vibrant colors of autumn, we change as well, turning our minds toward the coziness of home in the fall and winter.
 
Last winter I wrote about one of my new favorite concepts: the Danish lifestyle mindset called hygge. While this notion of appreciating and savoring life’s simple pleasures can be practiced at any time of year, I find it particularly suited to a season of holidays and family, food and friends, and the warmth of hearth and home.
 
I’ve found myself thinking recently about ways to infuse my home with the magic of fall while also recharging and renewing myself after a busy summer, and I’ve identified  several ways to pursue an infusion of warmth and energy in my surroundings and outlook:
 
 

Activity and Routine

 
Whether or not we have kids returning to school or college in the fall, we can consider the end of summer as a fresh start to the “work year” – a time for a mid-year review of work/life goals and an opportunity to refresh our focus. It’s a good time to establish new routines at work or in daily life – perhaps a regular break at a favorite coffee shop or a weekly lunch with a friend.
 
Calming the chaos is especially important for families with school-aged children. The return to school can feel hectic with back-to-school expectations and the inevitable paperwork pileup. Creating a master family calendar with everyone’s weekly schedules can help a family busy feel more in control of all the expectations. Color-coding activities by family member can help everyone stay on top of obligations.
 
Finally, I like to make sure to add in a little something for my physical and mental health. Physical exercise can be more difficult to do indoors as the weather gets colder, but long walks in the crisp fall air are invigorating. Meditation provides perspective and a much-needed break from the day’s worries. Journaling is also a way to clear the mind and focus priorities.
 

Simplicity and Balance

 
Minimalism is liberating. It can feel claustrophobic to be indoors with a lot of pileup. And as entertaining moves from outside to indoors, creating indoor space is imperative when hosting a big holiday bash or even an intimate dinner. Fall is as good a time as spring to de-clutter a home. Sifting through all of the summer accumulation and purging unneeded belongings lifts a burden both physically and emotionally. Rent a Dumpster and fill it with anything broken and cumbersome that can’t be repurposed. And with the holidays on the way, it’s also a great time for charitable giving of gently-used items that we no longer need.
 
I also think the change of seasons brings a renewed opportunity to look at my home with an eye toward balance. Evaluate each room in terms of lighting, color, and the placement of furniture and accessories. Try to achieve a look that is both practical and pleasing to the eye.
 

Warmth and Comfort

 
Fall offers opportunities to connect with roots and family as well as to create a holiday home. As we begin the slow journey to winter, the nights get longer and the days get darker, making home lighting a priority. With less natural light streaming through the windows, it becomes important to choose warm lighting options that brighten rooms while lending a sense of coziness. I also suggest bringing the best of the outdoors inside in the form of fall colors, which are traditionally warm and inviting. Use vibrant reds and oranges or softer earth tones to accentuate your existing palette. Using texture and ambiance like patterned throw pillows and scented candles will lend a home a more gracious feel than filling it with kitschy holiday decorations or seasonal knickknacks. My rule of thumb is to keep it understated.
 
As we find ourselves spending more time indoors, I urge you to think of how to make your home into a sanctuary. If you’re a cook, perhaps this means planting an indoor herb garden for fresh flavors throughout the winter. In the bedroom, consider using sounds and scents to complement soothing colors; sound machines and scent infusers help create a peaceful atmosphere. What is your passion? Create a reading nook with a cozy blanket or stock up on scented bath products. You know what you like best, so surround yourself with your favorite things, like photos, books, and candles.
 
Meanwhile, outdoor activities do not need to come to a total halt. While we may need to bundle up a bit when the temperature starts to drop, there are still plenty of opportunities to create curb appeal and indulge in fall landscaping. A passion for gardening need not end; many plants thrive when planted during the fall. And don’t forget to plant spring bulbs like daffodils and snowdrops so they’ll be ready to dispel the gloom of winter when the seasons change again. For those without a green thumb, a tasteful seasonal wreath or a few cheerful pots of mums can spruce up a yard.
 
 
All of my suggestions for a hygge-filled home this fall translate well if you happen to be staging your house for sale before the holidays. Prospective buyers will see your house as a home, which will help make that sale. And in the meantime, you can enjoy a lifestyle that lends itself to renewal.

Shrewsbury Looks Forward to
New Lakeway Commons Development

 

During the last few weeks, many of us witnessed with some nostalgia the demolition of the longstanding Spags Route 9 storefront and its nearby buildings. Understandably, Shrewsbury residents are more than a little curious about its impending replacement, Lakeway Commons.

Spags discount store first opened in 1934, and it operated until 2002 before being purchased by Building 19. The discount store became a mainstay of the Shrewsbury community as its reputation grew and it drew in bargain hunters from around the state. Building 19 closed the store in 2013, but many people agree that it had really begun to lose its original character under its new ownership. The demise of Spags is the end of an era that provided many a fond memory for longstanding town residents.

While we may be bidding farewell a storied institution, there’s plenty to be excited about as construction of Lakeway Commons gets underway. Designed by the Grossman Development Group as a mixed-use development, the Commons will feature retail and restaurant venues including a Whole Foods supermarket and branches of UniBank, Visionworks, Sweet Pizza, Burton’s Grill, Starbucks, Tavern in the Square, and Jenny Boston.

Whole Foods recently obtained a liquor license for its Shrewsbury store, authorizing the new site to sell alcoholic beverages. Sweet Pizza brings to Shrewbury a fast-casual pizza venue designed around a make-your-own pizza concept. Jenny Boston, a multi-store enterprise specializing in women’s fashions and co-owned by two Shrewsbury businesswomen, is opening its sixth store and first Shrewsbury location.

The 23-acre Lakeway Commons development has been designed with the feeling of a village center in mind. With bus accessibility, off-street parking, and pedestrian access, the venture will also include residential living space comprised of 250 rental apartment units as well as 14 townhomes for sale. Townhomes will offer 1,400 to 2,000 square feet of living space.

Lakeway Commons is slated to open starting in mid-2017 and is expected to revitalize the Lakeway Business District.

While change often involves a twist of wistfulness, our community continues to evolve. Its rich history includes historic homes, an erstwhile amusement park, a mansion devoted to candy, and a beloved, old-school discount store. I’m excited for the opportunities that this next chapter in Shrewsbury’s narrative will bring, as its sure to spark a new vitality along Shrewsbury’s Route 9 corridor.

Shrewsbury School System a Great Reason to Buy a Home in Shrewsbury

Shrewsbury Education Makes the Grade

Last month, just before students around the country headed back to school, Newsweek published a list of this year’s top public high schools in the U.S. The magazine collected data about which schools turn out students who are best prepared for college, assessing variables such as graduation rates, test scores, percentage of students bound for college following high school, and school poverty rates.

Newsweek partnered with research firm Westat to collect information from more than 16,200 schools around the country before coming up with a “short list” of about 4,800 schools with the highest levels of college readiness. The magazine’s final cut included only the top 500 public high schools around the nation. I’m proud to say that a number of high schools in Massachusetts made the list. And of that top 500, Shrewsbury High School was ranked 128.

With a student retention rate of 99% and a graduation rate of 98.7%, Newsweek reports that 96.2% of students who graduate from Shrewsbury High School are bound for college.

As the parent of three Shrewsbury High School graduates, I am delighted to learn just how top-notch Shrewsbury education is considered on a nationwide scale. Shrewsbury High’s ranking on this list sends the message that Shrewsbury values education, invests in our students’ learning, and provides a pathway to continuing education at the college level.

As icing on the cake, I did a little comparison to check into the value of that quality education that Shrewsbury students receive. There were seven Massachusetts towns with high schools ranking above Shrewsbury High on Newsweek’s list. The average tax bills for those towns are as follows:

Dover: $13,295 (#16)
Medfield: $9,954 (#52)
Weston: $17,832 (#54)
Newton: $10,091(#67)
Westwood: $9,999 (#75)
Hopkinton: $8,885 (#93)
Hingham: $8,679 (#115)

Meanwhile, the average Shrewsbury tax bill is an astonishing $5,030 – dramatically lower than all of the other high schools in the state with high rankings. For the money that Shrewsbury homeowners are paying, the quality of the education that Shrewsbury students receive is second to none. Shrewsbury’s talented educators are able to do less with more, and it reflects on a national level. Kudos to all of those who are involved in managing our town’s budget – these results don’t occur without a high degree of attention to every detail.

To me, nothing says community commitment better than the quality of a town’s education. A dedication to education results in critical thinkers – the young adults who cultivate a passion for changing the face of the future, and who are ultimately the achievers of the next generation.

Nelson Mandela once said, “Education is the most powerful weapon which you can use to change the world.” And we’re fostering that motivation to change the world right here in Shrewsbury.
